Title Search in Realti (ON)

In Realti it's possible to find a PIN in a variety of different ways. A common way of using the property address is shown in the following video.



You can search by the following options to find a parcel register:
  1. PIN (default)
  2. Address
  3. Owner Name
  4. Instrument/Plan
  5. List Names
  6. Pull Instrument
More information on how to search by these methods can be found below.

Searching by PIN

Opening the Title Search screen for the first time in a file will provide the various searching options, with the search by PIN automatically selected. The list of PINs in the file, if entered, will be listed along with the ability to enter a new PIN, if desired.

To search for a parcel with the PIN, select one of the PINs already in the file or enter a new one and click Search.

After clicking Search, the settings for your Teraview® Docket will load. Automatically, the file number and re: line are entered for the Docket ID and Docket Number, and the Land Registry Office (LRO) is selected based on the City/Town set on the Property and Legal Description screen.

Note: the file number and re: line are limited to character limits that are set in Teraview® for the length of the Docket ID and Docket Number.

If you have saved your Teranet Connect™ credentials in My Connected Accounts within your User Profile, these are auto completed for you. If you have not saved your credentials, enter the necessary information. Click the Login button to continue. 

The search criteria are sent from Realti through Teranet Connect™ to retrieve results from Teraview®. The found PIN(s) are displayed with the PIN, address, legal description and the status of the PIN (whether the PIN is active or inactive). Select the PIN(s) to purchase the parcel register(s). Prior to purchasing the PIN(s) decide if you wish to include the deleted instruments. Realti defaults the Include Deleted Instruments checkbox option to active. Deleted Instruments cannot be purchased after completing the search without re-purchasing the PIN(s). Click Purchase.

Idea
A message will appear if no PINs are found. To find the PIN(s), try a different search method. If using the search by address, try removing the suffix of the street name or suite/unit number (if it's a condo).

The parcel register(s) will be purchased and load in the Search Results screen. Read on how to work with the search results here.

Searching by Address, Owner Name, or Instrument/Plan

In all three of these search options, you can manually enter information. Regardless of which method you select under Search By, you will always be taken to a list of found PINs.
AlertWhen searching by Owner Name, syntax matters. Be sure to insert a comma after you type the last name of the party. This will tell the system that you are searching for an individual and not a corporation. As well, only an exact owner name match will yield results here; to search using a partial name, use the List Names option under Other.

List Names 

To find an exact owner’s name as listed in the registry, click on List Names. You may click on the name of a person to display a list of PINs associated with that registered owner if there are already names entered into your file. If there are no names entered into the file, or you want to search by a name that is not already entered into the file you can enter in the name in the following format:  Last Name, First Name  Example: Smith, John 

If searching by a partial name of an individual, make sure to enter the Last name with a comma with or without a First name following. This will provide a list of all names containing the information entered.

Selecting one of the names in the provided list will then display the PIN, Status, Address (if available), and Legal description of the property.

Pull Instrument 

To download documents associated with a specific Instrument number (without purchasing a parcel register), click on Pull Instrument. Enter the Instrument number and search. The results screen shows all the documents associated with that Instrument. Continue to purchase the document if you wish.

Ordering a Parcel Register

After performing any of the five types of Parcel Searches noted above, you will be shown a list of PINs (with address and legal description). Click on Purchase for any applicable parcel(s).
