Purchased Parcel Registers
The Search Results screen for purchased parcel registers loads automatically after clicking the Purchase button from the list of search results. It also loads automatically if returning to the Title Search screen in a RealtiWeb file that has purchased parcel registers.
The left-side navigation displays the purchased parcel registers. These will load the information for each parcel.
Above the information in the parcel register are:
PDF icon: access a PDF copy of the parcel register
Sync: this opens a screen to set what and how to bring in the registered owners and property information (read more on this feature below)
Map of Abutting Parcels: this opens a screen displaying the neighbouring properties with tips on which PINs appear to be a road, etc. (read more on this feature below)
Planning Act Tips: opens a PDF that explains various Planning Act logic
The Parcel Register PDF File
The PDF version of the parcel abstract can be found by clicking on the icon beside the PIN. The information found in the PDF is shown on the Search Results screen. This includes:
Search date
Registration type
Owner(s) their names, capacity and share (if applicable)
Property Description
Remarks
Conversion date
Qualifier
Transfer History (displays previous owners)
Instruments
Instruments References in Property Description or Remarks Section
Sometimes an instrument is referenced but not attached to the Instrument List. Any blue links in the Property Description or Remarks can be clicked to manually attach the Instrument to the end of the existing list of Instruments.
Note: After manually attaching instruments from the Property Description or Remarks, the instrument mentioned in the Property Description or Remarks will change colour. This prevents someone else from mistakenly adding the same instrument multiple times.
Sync Title Search
To bring the information from the purchased parcel registers into your RealtiWeb file, click Sync next to the PDF icon.
Clicking Sync opens a screen to select how title information will be brought into the file. The registered owner names and property information can be brought in to overwrite or appended the existing information, or excluded. The Title and Parcel Information sections below elaborate on the various options. After selecting what and how the information will be brought into the RealtiWeb file, click Sync to bring the information into the file.
Title Information
The list of registered owner names (found on the parcel) will be displayed in the Sync screen. Each one will have a dropdown beside it. RealtiWeb will try to match these names to names already in the file to avoid creating duplicate transferor(s).
The sync options for the registered owner names are:
Add as Registered Owner and as per Agreement: adds the name to the file as On Title and As per Agreement in the list of Transferors
Match Existing Registered/Agreement Name: this option will provide the ability to select who which transferor to associate with the registered owner name
Add as Registered Owner Only: adds the name to the file as On Title in the list of Transferors
Exclude: skips adding the name into the file. This option might be used either because they aren’t on the title or you have already added the names correctly for this person as vendor and registered owner.
Parcel Information
The PIN and property legal description from the purchased parcel register are displayed under Parcel Information. Similar to the Title Information, there are multiple options for bringing in the information.
Exclude: skips adding the PIN and property description to the file
Set As Primary Property: brings in the PIN and property description as the subject property of the transaction (this will overwrite any existing PINs and Property Description in the file)
Append New Property: adds the PIN and property description into the file without overwriting existing property information
After setting how the information will be synced into the RealtiWeb file, click the Sync button. This will bring in the owners and property information into the file.
Working with Instruments
The Instruments registered on the parcel are driving factors of what is put into requisition, report letters, and other documents.
On the Parcel Details screen, you will see a list of Instruments below the Transfer History. If Deleted Instruments were included in your search, both Active and Deleted Instruments are shown; otherwise, you can show only Active Instruments by unchecking the box beside Show Deleted in the top-right corner of the title bar.
Each Instrument listed has the following information shown:
Number: instrument number
Registered: registration date of the instrument
Status: a checkmark means it's active, while a X means it's been removed from title
Type: classification of the instrument in Teraview®
Remarks: any additional information available (may include additional instruments that can be added manually)
Ordering Instruments
For each Instrument you would like to order, click on the icon to the left. Clicking the paper and magnifying glass icon next to the Instrument number will request information regarding the document(s) associated with the Instrument and the number of pages for each one.
To purchase the document(s), click Purchase. A PDF icon will appear, allowing you to open the purchased document(s). After reviewing the documents associated with the Instruments, some may need to be removed from title or communicated about. The following features may help with refining the process.
Match Instruments to RealtiWeb Issue Types
This timesaving feature allows you to focus on only those Instruments you want to deal with in RealtiWeb at present. You can always come back to this screen at a later point to deal with other Instruments as needed.
Clicking this feature will open the list of Issues to select where the Instrument belongs; alternatively, hovering will show a message of where the Instrument has been matched in the Issue list.
Activate Instruments in RealtiWeb Issues List
To activate a matched Instrument in the Issues List, click on the slider icon. If the slider icon is inactive (i.e. greyed out), use the icons to the left to select which Issue list item to create.
Easier Requisition Letters
After activating the Instrument, add the necessary clauses into your documents; for example, your requisition letter. Click the type of Instrument to open the Issues WorkBench. This works exactly as it does in the Issues list. Read how to use this screen in the LDD Knowledge Base.
Edit Issue (the pencil):
This opens the Issue window to edit the information, description, and clauses, identify documents to include the Instrument in, and/or set the Payout/Adjustment.
Abutting Parcels
Depending on the real estate transaction, you may want to purchase the abutting parcels. The Map of Abutting Parcels screen loads with a map of the purchased parcel with the neighbouring (also known as abutting) parcels. Underneath the map is the list of parcel registers available for purchase.
To purchase the parcel register(s) for these abutting parcels, click on the PIN for the ones to be purchased.
Note: In RealtiWeb, we have included notes on which parcels appear to be roads and other types that may not require further investigation.
Any purchased abutting parcels will appear in the Search Results screen's navigation as indented underneath the main parcel that was searched. To work with the purchased abutting parcels in your file, everything from syncing to bringing in instruments works the same way as the originally purchased parcel. The PIN you are currently viewing is always highlighted in yellow.
Common Names in Transfer History
If the transfer history of the abutting and subject parcels reveals common names, the matching names will

Planning Act Tips for Abutting Parcels
Hovering your mouse over the yellow exclamation icon will display a message that provides guidance on Abutting Parcel Searches. Such messages explain why an abutting search may or may not be recommended. For a PDF explaining these messages in detail, click on the blue Planning Act Tips link in RealtiWeb.
Subsequent Searches in Your File
If you perform a subsequent search of a previously searched Parcel within your file, RealtiWeb will inform you of anything that has changed from your last search. The Parcel Details screen indicates the date and time of your previous search.
Returning to the initial title search screen, there are additional options to search by: owner names and instruments.
List Names
To find an exact owner’s name as listed in the registry, click on List Names. Click on the name of a person to display a list of PINs associated with that registered owner.
Pull Instrument
To download documents associated with a specific Instrument number (without purchasing a parcel register), click on Pull Instrument. Enter the Instrument number and search. The results screen shows all the documents associated with that Instrument. Continue to purchase the document if you wish.
