Property and Legal Description
The top section of Property and Legal Description is where information pertaining to the property’s Civic Address is entered. The Find button next to the Postal Code field will search Canada Post’s website for the postal code.
Note: You have the ability to alter the legal description in the Short Legal Desc. field as to how you would like to see it in your documents and letters.
The Legal Description shows information brought in during the title search import. The Municipality within Legal Description is brought in from the title. Each Title that is imported will have its own Legal Description box. After importing titles, select ‘Instruments on Title’ and uncheck instruments that are not relevant to that particular title.
Multiple Municipalities
In situations where there are multiple titles and more than one municipality, one letter will be created for each municipality.
Purchase Files - Security Land
On a purchase file you have the ability to designate an imported title as ‘Mortgaged’, which is security land that already belongs to the Purchaser. When you first open your file each title will display as ‘Purchased’. Once you add a mortgage to your file, each title will default to ‘Both’, meaning it is being purchased and mortgaged.
Contract Details
The Contract Details tab contains information pertaining to the contract.
Contract Holdbacks between Purchaser and Vendor
Holdbacks that are relevant to the Contract between the Purchaser and Vendor can be added under Contract Details. Select who will be holding the funds, and edit to add a condition for the release of funds.
Real Estate Broker
The Vendor’s Real Estate Broker information is found at the bottom of the page, along with the option to show the Purchaser’s Real Estate Broker. Amounts owing to or from the Vendor’s broker calculate automatically.
