Navigating the Basic Screen (MB)

The Basic Screen contains all of the basic information about the deal, such as the subject property and parties involved, and consists of three tabs:
  1. Basic Information Screen (described in detail below)
  2. Property and Legal Description
  3. Contract Details

The tax search for Winnipeg is accessed by clicking the Three-dots icon and then Winnipeg Online Tax Search. After searching the property on the Winnipeg Online Tax Search, keep it open and click Tax Search in RealtiWeb (it's a blue link above the Responsible Lawyer on the right).


After the tax search is imported, the information goes into the Property Tax adjustment in the Financial screen.

Importing from Teranet® Manitoba

The Title Search link on the Basic Information screen enables title searches from Teranet® Manitoba to be imported into RealtiWeb. Save a copy of the Status of Title in XML on your computer, and then click Title Search. Select the XML from your computer to be imported.


For registered owners, select the appropriate phrase from drop-down. If the name is not already in your file, select Add as Registered Owner and as per Agreement.


For the second and subsequent title imports, or if you have already entered the name, select Match existing Registered/Agreement Name, and then select the name from the selector icon.


For Security Land on a Purchase File, where the land is owned by the Purchasers, select Exclude, as the relevant land is excluded from the Offer of Purchase between the parties and is only relevant to the Purchaser.


Certificate of Title Number, Legal Description and Instruments will show in the relevant boxes.


Finally, click Finish to import the title search.

It is important to handle imported instruments on the Issues Screen.

Teranet® Manitoba Documents

To access documents for Teranet® Manitoba, click the chevron next to the Basic screen and click Teranet® Manitoba from the dropdown. This opens a popup to generate the Transfer, Mortgage, and DischargeTick the appropriate checkboxes beside the instrument, and then click the Generate button. If applicable, tick off the Instrument Prepared by Paralegal? checkbox prior to generating the instruments.

Editing Clients

Editing the Mortgagor, Vendor, and Purchaser correctly and completing all the necessary information are very important.

Individuals

Complete the relevant information and make sure Registered Owner as well as Purchaser are both checked. If a Power of Attorney is signing on behalf of a client, select ‘Yes’ from the drop-down and enter the name below that. If a Spouse (not on Title) is relevant to the client, enter the name of the spouse. For an Estate file, check the Estate checkbox. Enter the Signing Authority Type and Signing Name.

Estate

If the file is an Estate file, check the Estate checkbox at the top of the Vendor Information pop-up.

Select the Signing Authority Type from the ellipsis, and enter the name(s) of the Executor(s) in the box below that.

Corporations

If the client is a Corporation, select this choice from the dropdown on the top-right-hand side of the Edit popup. Enter relevant information, including the Signing Officers Names and their titles.


The Other Side’s Lawyer is selected from the selector icon and is part of your firm’s database. RealtiWeb searches the Manitoba Law Society for lawyers. The Civic Address shows in Basic information and is added during the file opening process. This address can be amended in Property & Legal. The Paralegal or Legal Assistant on the file can be selected from the italics. Fire Insurance providers can be built up in your firm’s database and selected accordingly for each file. 

Registration Details

After entering the closing date, a new section will appear called Registration DetailsThe section is intended for the Registration Number, Certificate of Title #, and Registration Date of the instruments (that have been identified inside the file).
