Property and Legal Description & Contract Details (BC)

To edit the Property Description, Legal Description, or Contract Details, navigate to the Basic Information screen.

The Property and Legal Description screen contains all of the basic property information. If you have imported the title search, most of this data will be auto-completed. Otherwise, enter the  information manually.

Note that the Edit button beside the City/Town field will open a popup for editing (or inputting) information related to costs of tax certificates, building and zoning reports, and even the municipality  and corresponding Home Owner Grant information, etc.

The City/Town field impacts other RealtiWeb features and fields, such as automatically selecting Land Registry Office, Assessment Roll No., Strata Corp Names, Plan Numbers, and fields in the Legal Description box. The City/Town field impacts searches in Issues Workbench and documents.

The Property Type dropdown is important. This field indicates to RealtiWeb if the subject property is a freehold, strata, or leasehold, and this will impact what is displayed on each screen  (similar to how Purchase files are slightly different from Sale files).

Multiple Properties

RealtiWeb is able to handle multiple properties, and multiple titles can be imported into any one file. To work with multiple properties, use the Extra Properties link. This opens a screen to enter details for the additional properties, such as addresses, PIDs, legal description, etc. Add more properties using +Property, and remove any using Delete next to the property. To include the additional properties in the Transfer Document (Form A), change the dropdown to "Yes" next to Include in Transfer Document for each applicable property.

Contract Details

This screen includes all information pertaining to the Agreement of Purchase and Sale, with some overlap from the previously completed screens, such as Contract Date, Closing Date, Contract Price, Transferee(s), and Transferor(s). As you complete this section, information will be added to the corresponding fields in the Statements of Adjustments and the Trust (In/Out) screen.

New or Resale Property

The radio button "Is this a new home?" will help the program to determine what to display. For new constructions, clicking "yes" will activate GST fields and calculations.

Real Estate Agents

Complete information and keep a record of real estate agents and brokers. This information will move to the trust statement if completing a Sale file.
 
Use the ellipsis button (beside the Name field for the real estate agent) to access the REALTOR Search popup. Enter your search criteria and click Submit to search for real estate agents and brokers on CREA. As you add realtors to RealtiWeb, you can also start building your own list, which can be  annotated with comments, notes, and information.

To maintain your database of brokerages and agents, use the Edit button beside the Name field for the Listing Agent and Selling Agent. Your list can later be used to search for and organize the realtors in your database, and even to keep track of referrals and generate mailing lists and envelope labels.
