How to Add the Homeowners Affordability Tax Credit Adjustment in RealtiWeb (MB)

For the 2025 tax year, the Province of Manitoba replaced the Education Property Tax Credit with a new $1,500 Homeowners Affordability Tax Credit. More information on this can be found here.

Please follow the steps below to include the adjustment item in your Realti file.
  1. Go to Statement of Adjustments located under the Financial heading in Details.
  2. Click on the Add Adjustment button.
  3. Select Other (Prorated) from the list.
  4. In the Description field, enter Homeowners Affordability Tax Credit.
  5. Select Purchaser or Vendor from the Credit dropdown, depending on who is receiving the tax credit.
  6. Enter your calculated amount in the Amount ($) field. Refer to the Province of Manitoba guidance if needed to calculate this amount.
  7. For Period From and Period To, enter January 1 and December 31 of the current year.
  8. The adjustment amount and default wording are automatically populated. If the Vendor is receiving the tax rebate, change the Vendor Received/Paid ($) field to zero.


  9. Close the Adjustment window and the new adjustment item is added to your Statement of Adjustments.

Previously Manitoba had an Education Tax rebate for tax years 2021 to 2022 and an Education Property Tax Credit for tax years 2023 and 2024. These rebates and credits were discontinued and replaced in 2025 with the above noted Homeowners Affordability Tax Credit.
