Accessing RealtiWeb Databases (MB)

This article covers all the important information regarding the various databases in RealtiWeb Manitoba.

Lender Database

Your firm has its own unique Database of Banks and Lenders. You can access this database by clicking the plus icon next to Mortgage then selecting New Standard. This will open the screen to select an existing lender branch/location in the database or click the plus icon to create a new branch for the lender. If adding a private lender, use the plus icon on the screen next to Miscellaneous and Private Lenders. After clicking the plus icon, a new screen will appear to enter the details about the branch/location.

If instead of selecting New Standard, you select Import, a screen to facilitate bringing in data from mortgage instructions will open. From the screen you are able to import data from LLC, LDD Inbox or Lender Centre. Refer to these articles for how to use the LDD Inbox.

If instead of selecting New Standard, you select Assume or Discharge, the related Issue list item will open. From here, click the ellipsis button next to the Lender field to open a different look to the Database of Banks and Lenders. Automatically, a list of locations for discharges will open, but can be switched using the tab at the top of the opened screen.

If instead of selecting New Standard, you select Vendor Take Back, a new screen will open for details about the mortgage with the vendor assumed to be the lender.

If you are adding a lender to a Bridge Loan (for example in the Trust Statement), or Vendor Adjustment, you will see a similar look of the Database of Banks and Lenders as when adding a lender to a discharge mortgage. Use the '+Lender' to add a private lender, and '+Branch' to add a branch to an existing lender. The screen to enter the details will open. To see a list of existing branches (or list under Miscellaneous and Private Lenders), click the plus icon next to the lender name. Clicking a branch will add it to your file. Meanwhile, clicking on the pencil icon will initiate editing the recording, and the trash bin will delete the record.

You can use the search function to search for a specific Lender. You can also view Lenders by Active Only. To add a major lender that is not on the list, please email Support.

Only use Miscellaneous and Private Lenders for lenders that are not in the database.

Lenders are in alphabetical order, with the lender branches listed afterwards. To add a new branch, click the +Branch link that is in the same row as the lender. It is important to add the branch to the correct lender for the correct mortgage forms to appear (when applicable).

Adding a Branch under a Specific Lender

The field for Branch is a way for you to identify which branch you are communicating with. It can include a short address or another indicator for your reference.

Municipality Database

The Municipality Database can be accessed from within a file using the ellipsis button beside the City/Town field, or from Settings → Municipalities.

You can add a municipality from inside a file. Click on the ellipsis button next to City/Town in the Details > Property screen to open the list of municipalities. The most recent municipalities used will be listed on the Commonly used tab, and the entire list is available in the All Municipalities tab. If you can’t find the municipality, click the Add link at the top of the list. Otherwise, you can select a municipality by clicking on the name. For a municipality to be added to the list, please contact the Support team.

Clicking on a municipality will open the screen with different departments and offices. You may edit the information or add an additional department or office using the Add New option (underneath the list of departments/offices), similar to adding a new purchaser or vendor.

Once you have made a change to a field, click the Update List button this will save your changes for every file going forward, and then click OK.

If you click OK without clicking Update List, the changes will not be available outside the specific file you are working in.

If you edit the municipality at a later time (such as for another file), the updated information will not be reflected in that municipality for previous files. If you want the change applied to files with the municipality you most recently updated, you will need to reselect the Municipality in the older files.

Lawyer Database

When you click the ellipsis button next to Other Side Lawyer in the Details > Basic screen, you will have the ability to search your list in All Lawyers, which searches the lawyers you have previously added to your lawyer database. Alternatively, you can search the Law Society of Manitoba and import information into your database. To search the Law Society of Manitoba’s site, enter the lawyer’s first and last name or their firm, and then click Submit.

Click on the lawyer you want to add. The lawyer’s details from the Law Society of Manitoba will appear beneath the search results with a Select Lawyer button; click this button to select that lawyer.

To open the lawyer information, navigate to Basic > Details screen to the name of the other side's lawyer. Review the information and update as needed, you can remove, or update the database in this screen.

Click the Update List to save the lawyer and any changes in your database.

Real Estate Broker Database

To locate brokerages and real estate agents for maintaining your firm’s Real Estate Broker database, click on the plus icon beside Additional Parties in the leftside navigation.

The list of available real estate agents will open with a search across the top. Click on the agent to add it to your file, or click the plus icon to add a new real estate agent to your firm's database. Clicking the plus icon will let you enter the details of the real estate agent, and afterwards click Update List to update your firm's database.

Favorites Database

Throughout RealtiWeb, there are text boxes with a selection icon or ellipsis button, mostly in the Issues WorkBench and Mortgages screen. These fields are linked to a database (specific to the field), and can be right-clicked to open a list of options not available for non-database fields.

To see what is in the database, click the ellipsis button beside the field to open it. This will display a list of clauses that have been previously saved for that field, and if you click on one of the clauses it will overwrite the clause in the field.

Homestead Act Database

The Homestead Act database works on the same premise as the Favorites Database. You can access this database by selecting the ellipsis button next to the Homestead Act field within the client information screen. (The Homestead Act Clauses are in the purchaser and vendor screens.) Clicking the ellipsis button will open up all the saved clauses for the field as per The Homestead Act. Clauses can be amended, added, or removed as needed by right-clicking on the field to show the list of options. Click on one of the options to save the clause in the database or to remove it.
