Title Transfer File (BC)

A Title Transfer file helps you manage and track transactions where ownership is being transferred. To get started, click on +File on the main screen and select "Title Transfer" as the deal type. After entering your file number, you can click Create File to open your file. 



This file type is configured as a regular purchase file with a few key differences:
  1. Throughout the file, references to buyers and sellers have been changed to transferees and transferors
  2. The purchaser and vendor adjustment screens under the Financial section have been removed
  3. Discharge and payout documents are available for existing mortgages added to the file


On the Contract screen, fields not applicable to this transaction type have been removed, and "Purchase Price" has been renamed to "Market Value". The consideration amount for the property defaults to $1.00, but this can be changed if needed. After entering the transferee's information in your file including the PTT exemption claimed, you'll see the exemption amount updated on this screen. Apart from this, all integrations and features are still available in the file including title searches, LOTR and web filing, importing mortgage instructions through the Inbox and RenAI, and title insurance if applicable.


Documents

The following document packages are available in a title transfer file. The documents in these packages are standard LDD documents that have been reconfigured for title transfers. In both the reference lines and the body of the document, references to buyers and sellers have been changed to transferees and transferors, and "title transfer" is used in place of purchase and sale.
