You can order Stewart Title Insurance policies from the
Title Insurance screen in RealtiWeb. To enable this ordering, each lawyer and each user must be registered with Stewart Title, and have your
LDD account for RealtiWeb configured correctly.

Selecting Stewart Title in RealtiWeb
On File Opening
On the file opening screen, after Purchase or Mortgage is selected for the Deal Type, a Select Title Insurance Provider section is displayed. This section provides a radio button beside each title insurance option.
Note: The selection of the title insurance provider, made during file opening, can be changed within a file before an order is placed.
In a RealtiWeb File
Click on Title Insurance inside a file to open the Title Insurance screen.

The Title Insurance screen displays any prior title insurer selection made by the user. Selecting the radio button beside Stewart Title will display the Submission section applicable to Stewart Title ordering.
If the lawyer is not registered a message prompting you to contact Stewart is displayed.

Steps to Placing the Order
When Stewart Title is selected, any mandatory submission questions are displayed. These will vary based on deal type and property type.
File Information
Before you can submit your order, mandatory information is required in your RealtiWeb file. This includes:
- Client Names entered in full
- Property information (address, legal description, etc.)
- New mortgages to be included in the policy
Submitting the Order
Click on the Submit button to begin your order. If any mandatory information is missing, a message will show you which fields are required before proceeding.
The Submit button opens your Stewart order in a new window. The first time you place an order, you will be prompted to login with your Stewart Username and Password. A successful login is valid for 90 days. After 90 days you will be prompted to change your password.
Placing the Order with Stewart Title
Any additional data entry or document uploads are completed in this Stewart window. Once all required data is entered and the order is placed, you can close the Stewart window.
Submission questions.
After your order is placed, the Title Insurance screen is updated to display notifications and other information specific to this order.
Note: While a Stewart Title Policy is in the process of being ordered or is ordered, the Responsible Lawyer on the file will be locked. If you require changing the lawyer, cancel the ordered policy, update who the responsible lawyer is and restart the policy order.
Policies
When a policy is ordered, the Policy Numbers are broken out by Owner and Lender Policies when applicable. There is also a Policy Number field which combines them into a single field. This field is used by some documents in RealtiWeb.
Documents
To make sure the documents list in RealtiWeb always matches Stewart Title, the list is automatically refreshed any time you open your file or click on the Modify Order button. If no documents are available from Stewart this list will be empty.

The amounts, including Premium, PST, Total Premium, EC Fee and Net Amount Due are displayed.

Premium Amounts
Your Firm Settings indicate if title insurance fees are automatically displayed on the Account to Client or Trust Statement. RealtiWeb uses the Total Premium field for this purpose. To display the EC Fee, modify your Firm Settings to include a negative amount (e.g. -150.00) on either your account to client or trust statement. You can name this fee anything you like.

Modifying Orders
If any new information in your RealtiWeb file impacts the title insurance order, click on the Modify Order button to make your changes. Clicking this button will open the Stewart Title window. Any new information in your file will be automatically added to the order.
If you close the Stewart Title window before placing the order, a notification is displayed alerting you that any previous issued policies are no longer up-to-date.
