To access the Basic screen, create a file or open an existing file from the File List on the Main Screen. The Basic screen is the default screen that appears after you have created a file or when you open an existing file.
The basic screen consists of:
- Basic Information
- Property & Legal Description
- Contract Details
This is where the Purchaser(s), Vendor(s), Firm Contact, Fire Insurance, Title Search Information, Registration Details, and other basic information are added to or edited in the file.
Some of the fields may have been completed during file creation, such as Purchaser(s), Firm Contact, etc. Complete any outstanding fields. The more information included in your file, the more complete your documents will be throughout the transaction. You can always come back and add information as needed.
The edit button to the right of some fields allows you to modify the information in that database record; for example, a lawyer. Clicking on this button will open a screen that allows you to modify or enter information.
Specific to Purchase files
In the event that as the purchaser's lawyer a reverse trust letter is required, RealtiWeb has documents to assist. In a Purchase file add an Extended Closing Date then generate any of the following applicable documents to be sent to the seller's lawyer.

Property & Legal Description Screen
The Property and Legal Description is where you enter the subject property address, type and legal description. The top section is where information pertaining to the Civic Address is entered. Postal Code Find searches Canada Post. The section at the bottom brings in information directly from ISC.
The only information the user needs to enter is the Title Values. Title Numbers populate horizontally for tenant-in-common set ups. Reference Land Description should be adjusted to how the user would like to see it as it is brought in exactly as it is shown on the title.
Municipality is brought in from the title. If it is not in your database, add the Municipality to your database.
If Farmland is checked under Contract Details, you will have the option of selecting which parcel of land is the Homestead.
Contract Details Screen
The Contract Details includes all information pertaining to the Agreement of Purchase and Sale, with some overlap from the previous screens, such as Contract Date, Possession Date, Contract Price, Transferee(s), and Transferor(s).
For the Vacant Land field, the default selection is No. Select Yes if it is relevant.
For the Farmland field, check the relevant box. If a Homestead is relevant, check the appropriate box. You will then have the option to identify the Homestead under the Property & Legal Description. If the property is an Acreage, check the relevant box.
For new homes, select Yes for the option to separate GST and PST. Deposits are entered with a dropdown to show who is holding the same.
New Build (GST & PST)
At the top of the Contract Details, there's an ‘Is this a new home?’. Indicating 'Yes' will show the PST and GST separately. Users can either enter the Amount of PST on New Build, or select New Build Value Amount from the dropdown and enter the amount indicated.
Calculations are dependent on whether or not contract Price Includes GST and PST. This can be identified by checking respective boxes.
Add additional items, such as grain bins or farm equipment, select Add Extras under the Consideration field.
Real Estate Broker and Commission
Real Estate Broker information is entered and calculations are performed in this section. Check out this article for more information about the Real Estate Agent search in RealtiWeb.
Add the Vendor’s Realtor, and enter the Fixed Commission (do not include GST/PST in the amount, as these amounts will populate automatically in your file).
