Mortgages through LDD Inbox
Notification of Instructions will be e-mailed to your firm (from applicable lenders). The instructions are delivered to your Inbox in RealtiWeb.
Accepting Instructions through the Inbox
Note: After accepting the instructions you will need to request funds and complete the final report in RealtiWeb.
Click on instructions in the LDD Inbox and select ACCEPT. Select the Solicitor Package to open the instruction package which contains documentation from the lender. You can print or PDF the instructions, as desired.
In the Controls section you can use SEND button to bring the information into your RealtiWeb file. This will open a Import to File window. Within this pop up window there is an option to Import to New File to create a new file or you can select a file from the displayed Files list. This will allow you to select an existing file that has already been opened to import the data into. You may also use the option to Import Later which will close the import window. Click Import to New File to create a new file, or select from the Files list to select from existing files.
After deciding on a new or existing RealtiWeb file, choose the information you wish to be sent into the file. This will overwrite any existing information already in the file for that type of data (i.e. Purchaser(s)/Mortgagor(s) Names, Property Information, etc.) with the information that the Lender is providing.
Requesting Funds on a Mortgage from the Inbox
Navigate to the mortgage that has been imported from the Inbox. On the Mortgage screen you will see that there is a
Mortgage Portal heading. From here you will have the option to
Update or
View (if instructed through LDD).

To begin the request funds process, select the View button.
Click on the Request Funds button and complete the information on the screen. Click the Submit button once ready to submit the request to the lender. Subject to which Lender has instructed the mortgage, a Solicitor password may be required in order to submit the request. The Solicitor password is unique to each solicitor to that may be requesting funds on a transaction.
Once this has been completed, you can return to the transaction summary details of the mortgage. Under the Status section to on the right hand side of the screen, you will see that the Funds Requested checkbox is marked complete with the date it was completed.
Solicitor Password for Requesting Funds through the LDD Inbox
For security reasons, it is required by some lenders to confirm a solicitor password that is specific for the lawyer who received the mortgage instruction package. This password acts as a 'signature' to the request for funds. Similar to a manual request for funds may be completed by fax. Entry of the solicitor password should remain limited to the solicitor.
The solicitor password is set for each lawyer in the
Lawyer/Notary Management screen. A user with administrative rights can navigate to this section to assist with the change the password on behalf of the solicitor (at the solicitor's request) by going to the Lawyer/Notary Management screen and modifying the relevant lawyer record. Inside the lawyer record there is a Change Password section. Enter a new password, re-enter it and click the Change Password button underneath to effect the change.
Final Report for Mortgages through the Inbox
When the file is complete the Final Report can be submitted. Click on the VIEW button under the Mortgage section of your file. After the screen loads, click on Online Mortgage Report Preparation and complete the requested information. Finally, click Submit to complete the process. Again, subject to which lender you are submitting the final report to there may be the requirement for a Solicitor Password (see section above) to be entered to submit the request to the lender.
All check boxes under Status should now be checked.
