Transactions with Multiple Titles in RealtiWeb Manitoba

On the Property and Legal Description tab, the Legal Description has been updated for transactions with multiple titles. Every time you add a Cert. of Title No., another Legal Description box will appear to allow you to enter an additional property. This repeats every time you add a new Cert. of Title No.

In the dropdown entitled Title is being, select one of three options to accommodate the transaction: Purchased, Mortgaged, or Both.

To prepare for exporting from a file to Teranet® Manitoba, click the Instruments on Title link. This will open a popup with the list of issues imported from the Title Search. By default, all instruments from the title search will be assigned to all titles. Deselect the instruments that are not applicable for each title. 

Exporting to Teranet Manitoba will send all the titles from the Property and Legal Description into the mortgage.

Additional Document Customization

For a better experience when handling multi-titles, several fields and looping options were added for document customization. The looping conditions (all starting with Legal Description) can be found when updating conditions to clauses in documents. Likewise, the document fields are found under Clearance Letters - looping (multiple municipalities) or by searching for "ref" and looking under Legal Description - Title Details (Looping).

We’ve modified the following documents to reflect multiple titles registered in different municipalities. If you’re using customized documents, please copy the document and restore it to the LDD default to view the changes.

We’ve added a farm land condition for document clauses.

ICYMI: Holdback updates

In case you missed it, we added more functionality to Holdbacks. If there’s a Holdback by the Purchaser or Vendor’s Lawyer, this information can be entered into the Contract Details tab.

If the holdback is held by the Lender, theMortgage Advance can be set on the Mortgages screen to include a Holdback (type or select “Holdback” in the list). Setting the Mortgage Advance with “Holdback” will enable the additional Holdback functionality. There's also an option to enter it on the main Mortgages screen if the Lender’s lawyer will be holding the Holdback directly.

Either way, after the amount is entered into the file, an Edit button will appear. It allows you to add notes regarding the terms around the holdback.
