Property and Legal Description Tab
The Property and Legal Description tab is where you enter the subject property address, type, and legal description. If the title search was imported into the file, many of these fields will have been auto-completed by the title search data.
By clicking the edit button beside the City/Town field, a popup will open for information to be entered regarding the costs of tax certificates, building and zoning reports, certificate of compliance, etc.
To obtain or confirm the Postal Code for a property, click on the Find button and it will search for the postal code from Canada Post.
The Estate Type dropdown is important to be completed. The field indicates to RealtiWeb if the subject property is a freehold or condominium and will impact what is displayed on screen.
Note: The bulk of the property information is populated when the Title Import is done. Contract Details Tab
The Contract Details tab includes all information pertaining to the Agreement of Purchase and Sale, with some overlap from the previously completed tabs, such as Contract Date, Closing Date, Contract Price, Transferee(s), and Transferor(s).
Note: The financial information completed on this screen will also show where applicable on the Financial screen. New or Resale Property
The radio button ‘Is this a new home purchased from a builder?’ will help the program to determine what should be shown.
If the subject property is not a new home (a.k.a. resale), then a question regarding Vacant or Farmland will appear.
GST Calculations on New Property
If the property is a New Home Purchased from a Builder, then the GST fields will be available for completion. The Consideration amount and GST/Rebate amounts
are calculated by choosing one of the following options:
- Rebate Applied: Purchase Price on contract includes the GST and any applicable GST Rebate
- Contract Price minus GST: Purchase Price on contract includes the GST and the GST Rebate is not applicable
- Not Included: Purchase Price on contract is a Base Price and does not include GST or any applicable GST Rebate
- GST Not Applicable: Purchase
Price on contract does not include GST, and GST will not be paid by the buyer
(ex. Buyer is a GST registrant)
Real Estate Commissions

If you are completing a Sale File, the commission field will be available. This information will be included in the Trust Statement. Ensure that you state who is holding the deposit(s) and the amount of the commissions before GST (either by Amount $ and % fields or enter the fixed amount of Commission in Remaining field).
The program will calculate the GST on the commissions and how much money is to be paid to or received by the real estate agent. These calculations will be included in the Trust Statement under the Financial button.
