Navigating the Issues Screen (MB)

There are multiple screens that appear under the Issues screen. These are:
  1. Master Issues List
  2. Inquiry Status
  3. Trust Letter
  4. Checklist
  5. Report (Purchase and Sale files only) or Title Memorandum (Mortgage files only)

Regardless of file type, the Master Issues List is divided into four sections:
  1. Mortgages/Liens/Financial Interests
  2. Caveats
  3. Other Issues
  4. Issues from Import

Registered Encumbrances on Title

All issues/encumbrances imported from the Title(s) will display under the Issues, Master Issues List. After the successful import of your title, you will be reminded to work with imported encumbrances. You will need to click the Imported Issues Wizard link to indicate which encumbrances are Permitted and which are Non-Permitted.

For each imported issue/encumbrance select either Non-Permitted or Permitted from the dropdown. To categorize each encumbrance, click change type. This will open a popup list of possible issue types. Click on the appropriate encumbrance type to categorize the imported encumbrance.

After the encumbrance has been categorized, it is considered activated and will now appear under the category that was selected. As well, in the Imported Issues Wizard you will have the option to edit the clauses. Click the blue edit link, which will open up the Issues WorkBench (same screen as if you had clicked on the item from the Master Issues List tab).

Registered Mortgages

Mortgages that are registered on title will populate under the Mortgages/Liens/Financial Interests section, under the subsection Mortgages.

Click on edit beside the mortgage. and re-select the Mortgage Lender from your firm’s lender database, as this connects your payout to an address, fax no., or other relevant information that is contained within your firm’s database of lenders. Enter other information as you receive it, and check Payout.

Registering Assignment of Rents and Leases

For registering assignment of rents and/or leases, please follow the below steps.
  1. Enter a RealtiWeb file that requires a registration of an assignment of rents and/or leases.
  2. Click into the All Issues, then click + Issue.
  3. Select Other > To be Registered on Closing. This will add the Issue list item to your file.
  4. In the pop-up screen for the Issue list item, in the Caveat Type dropdown select "Assignment of Rents and Leases".
  5. Click on the selector icon to select the Caveator and add the Basis for Claim details. Then click Close.
  6. Navigate to Workspace > Teranet. Then generate the Assignment of Rents.
