Adding a Mortgage (BC)

To add a mortgage, open a file and navigate to the Mortgages screen. The Mortgages screen is used to add new mortgages to the file. Assumed and discharged mortgages are handled on the Issues screen.
 
As you complete the fields to add a new mortgage, the mortgage tab will appear showing the lender’s name and mortgage position. If you need to add more than one mortgage, click the Add tab to include additional mortgages. Check out this article for information on how to add a lender.

Type of Mortgage

RealtiWeb is pre-loaded with specific lender/loan information based on the lender you select and the Mortgage Type.

Calculating Mortgage Advance & Selecting Mortgage Type

To calculate a mortgage advance and specify a mortgage type, navigate to the Mortgage Information section on the Mortgage screen. 
Note: The Mortgage Advance (Mtg Adv) field must be completed to add the mortgage advance amount to your financial fields (adjustments/in/out screen).
Use the edit button to activate the Mortgage Advance popup, or type in the mortgage advance amount in the Mtg Adv field. Click Set Advance to update the Mtg Adv field with the new amount and close the popup.

To select a mortgage type, click on the [...] next to the Type of Mortgage field. Select a mortgage type from the pop-up that appears. Adding a mortgage type auto-populates the Payment Provisions section on the Mortgage screen. 

Adding a Mortgage Schedule

To manually add a Charge/Mortgage Schedule, click on the Lender Schedules link in Item 10. The Lender Schedule screen will allow you to add or delete preset schedules or manually enter custom schedules.
Note: Always check your schedules and complete any blank data fields (grey boxes). If a schedule is incomplete, you must manually enter data.
