Accessing the LLC Mortgage Portal from within a RealtiWeb file

Once you have accepted and imported mortgage instructions into your RealtiWeb file, you can access the LLC Mortgage Portal directly from the Mortgages screen.


The Mortgage Portal contains four central components:

  1. Notice of Acceptance (“Accepted”): This section provides an indication of when the mortgage instructions were accepted.
  2. Request for Funds (“Funds”): By pressing Submit, the Mortgage Portal will open allowing you to submit the Request for Funds.
  3. Final Report (“Report”): By pressing Submit, the Mortgage Portal will open allowing you to submit the Final Report to the Lender. Please note that you must have Portal credentials specified in your User Settings or Lawyer Profile to submit the Report.
  4. Documents: You can access any documents that the lender has sent to you in this section. Simply click on a document to generate it in another tab.

You will also see a link on-screen to “Go to Portal” which is a shortcut to open the Mortgage Portal to perform any of the actions described above and to verify information that has been imported from your RealtiWeb file (denoted by a “P” in the mortgage portal, meaning the field is to be completed in the Partner/Source system).


Disconnecting & Refreshing Your Mortgage Portal

On the mortgage screen, beside the Go to Portal button, there is a three-dot ellipsis that you can click to either disconnect or refresh the mortgage portal. If you inadvertently imported your mortgage instructions into the wrong file, you can press disconnect and subsequently reconnect to the appropriate file using the Inbox on the Main screen.


To receive information and document updates through the Portal during your session, you can press Refresh. If the lender sent you updated information, you may need to accept /acknowledge new information in your RealtiWeb file (you can read more about this process in the next section).


Reviewing & Accepting Information Updates From The Lender

Sometimes after refreshing the Portal you may discover that the Lender has made updates in the Mortgage Portal, indicated by a yellow banner that appears on the Mortgages screen. To view updates to the Mortgage Portal, you can either click “Go to Portal” or to view the specific changes press the Review button on the yellow notification banner.


If you select the Review button, a pop-up screen will appear displaying the full list of updates. Changes are broadly categorized into two types of information: Lender & Shared. For updates in the Lender Information section, you must manually change the relevant fields in your file to reflect the updates. You can subsequently acknowledge that you have made the changes by pressing the Acknowledge All button.


For updates in the Shared Information section, you can automatically update the information in your file by simply pressing the Yes radio button under the Accept column for each field, or by pressing Accept All. Then press the Confirm button in the top-right corner to complete the update.


Conflicting File Information & Data Mismatches in the Mortgage Portal 

You may occasionally encounter an error preventing you from making changes to the Mortgage Portal because the data in your File conflicts or does not match the data in the Mortgage Portal. Until the information in your file has been updated, the Portal will remain in read-only mode.


When these types of errors occur, a pop-up screen will appear indicating either that a match could not be made or that you must manually match the mortgagor’s information in RealtiWeb to the information in the LLC Mortgage Portal. In most situations, it should suffice to update the information in your file to directly match what is included in the Mortgage Portal in order to avoid these errors.
