Your firm has its own unique Database of banks and lenders. You can access this database by selecting the ellipsis button next to any information box that has Lender next to it (from Mortgages button, Issues-mortgages, Financial, Vendor Adjustment adding Bridge Loan etc). From within a file, by selecting the ellipsis button for Lender, you can add to, delete from or amend your firm’s database.
Lenders are in alphabetical order, with the lender branches listed below. It is important to add the branch beneath the correct lender as this will also bring in the correct mortgage forms. If a lender is not in the alphabetical list, then it can be added to the Miscellaneous list.
The Branch field is for your reference so that you can identify the correct selection for your file.
The field for Lender Branch is a way for user to identify the lender which they need. This should include a short address, and it could indicate that it is used for LOC, Mtg payout, New Mortgage, or other indicators used for your reference only.
Enter the Fax number, or email, depending on how you request a payout. If this is not entered it will not populate into letters. Enter the Mailing address of the lender. If the ‘hand delivered’ address is different, enter that in the Service Address (in Street Address field).
When the lender does not have a ‘+’ next to it, it simply means no lender branches have been added for that particular bank. You can Add Branch under the appropriate Lender. Make sure you Update and Save your changes.
The Municipality Database can be accessed from the ellipsis button next to any field called Municipality or City/Town within files. You can select Add to enter information for a new municipality that is not in your database, or Edit to add to the information currently in your database.
Add a Municipality either from Tools → Edit Municipalities or from the ellipsis button next to any Municipality field within a file.
Enter the Name and Legal Name of the municipality in the Municipality Database. It is your responsibility to add the Fee and any Notes. Once you have made a change to a field, click outside the field. Then click Update List, followed by clicking OK.
When you add a Municipality to a section in your file, the current information for that Municipality sticks to your file. If you go in at a later time and Edit and Update information for that particular Municipality you will need to reselect the Municipality in existing files and/or parcels so that the updated information is reflected.
When you select the ellipsis button next to Other Side Lawyer, you will have the ability to Search My List, which is from the selection of your previously searched and amended lawyers, or you can search the Law Society of Saskatchewan amend and add information, and save to your firm database.
Other information, such as Lawyer Trust Account Info, Contact person, can be added.
Once you have made all your changes click outside the text box and click on Update List, and OK.
The top section, Search My List, lists previously searched realtors that have been added to your database.
The section at the bottom is for searching for realtors across Canada.
Homestead Clauses are part of a database that users can amend or add to.
Users can access the Homestead Act Database by selecting the ellipsis button next to this field. Clauses can be amended, added or removed as needed. Right click the clause and select if you want to Add it to Favorites or Delete.
Commissioner Signature is a Database that you can add to, amend, or delete. Add signature styles in the Commissioner Signature box, right click and Add to Favorites or Delete.
Throughout RealtiWeb there are text boxes with an ellipsis button. These are Databases that you can add text clauses to for future use, or set one particular clause as a Default.
You can add text, including defect fields (see below) to a clause. Right click and Save current text as default, Save changes, Save current text as new clause in clause list.
Defect Fields will appear in a new popup with a list of possible defect fields. These fields enable you to pull data previously entered into the file into the clause. This saves you time, as the field will update to match your file data in the clause.
